Commercial Rent Arrears
Here at Commercial Rent Bailiffs Limited (CRB) we use a network of enforcement agents to recover commercial rent arrears across the whole of England and Wales. At CRB we act fast to increase the chances of getting the successful results you are looking for with outstanding rent arrears.
On the 6th April 2014, the Common Law remedy of distress for rent was removed and replaced with the Commercial Rent Arrears Recovery procedure (CRAR). Section 72 now allows commercial landlords to use Schedule 12 to take control of their goods using the TCE Act to then recover the rent they are due under the lease from the tenant resulting in no need for court.
The team here strongly believe that immediate action is required to get successful results. All of our Enforcement Agents are fully certified and have a wealth of knowledge with understanding new laws of Taking Control of Goods Regulations 2013 for Rent. As with all cases they deal with rent arrears in a discreet, professional and sensitive manner and where possible get the tenant and landlord relationship to continue. You can rely on us to recover what you are owed.
Our directors who hold more than 50 years of experience have worked hard to build their reputation for maintaining nothing but high standards of service. They are experienced in dealing with the collection of any amount of arrears and are dedicated to working with our clients at a time that suits them best.
Issuing a Warrant of Control
Once your tenant s rent is overdue for 7 days you can issue a warrant of control. You can then initiate the process and we will keep you informed throughout every stage of the development. With hubs in all major areas around the UK you can get access to our services from London, Cardiff, Birmingham, Manchester and other areas in England and Wales.
Being commercial property landlords, property managing agents, solicitors and surveyors we are able to issue a Warrant of Control via our website for outstanding rent arrears, interest plus VAT, services charges and even insurance that is no longer collectable under the new act.
We highly recommend that you act quickly with all rent arrears as time is of the essence when it involves money you are owed. Those that are in arrears are probably in similar situations with other creditors too so act fast to get your share. Once another creditor s enforcement agents get involved and take control over goods it can often be difficult for our agents to recover your rent arrears. We keep you informed throughout every process and make you aware of any instructions we give our agents. We will also remit your recovered monies to you within 24 hours via bank transfer to the account you supply us with.
